Description  JOB DESCRIPTION
The Community Manager is a capable, effective, and multi-skilled professional whose ultimate responsibility is to preserve and
enhance property values and to represent the client community professionally and ethically. The Community Manager is expected to
competently and effectively perform all duties as delegated. Additionally, he/she will need to interact in a proficient and
effective manner not only with INTEGRA executives but also with his/her respective boards. The Community Manager reports to the
Regional Managing Director, the Director of Operations, and the President of the firm as well as the Board of Trustees of the
community.

MINIMUM QUALIFICATIONS
• An understanding of the principals and practices of basic business management.
• Good organizational skills and the ability to multi-task and prioritize.
• The ability to effectively communicate both verbally and in writing, in the business forum.
• A minimum of a high school diploma is required. A Bachelor’s degree from an accredited college or university is desirable.
JURISDICTION, DUTIES AND TASKS
Property Management
• Arranging for maintenance, repairs and replacement of community property and troubleshooting and resolving maintenance-
related problems.
• Coordinating bidding for major contract services, including the preparation of detailed specifications for services
required, performing bid analyses, and assuring contract compliance for those services being provided.
• Performing periodic site inspections, evaluations, and analyses of the community and following up on the results of these
inspections, evaluations, and analyses accordingly.
• Meeting with, working with, and advising association committees to aid in them in achieving the requirement of their
respective charters.
• Spearheading all facets of the community’s transition from developer control when applicable.
• Administering to community rules, regulations, and restrictions enforcement, including the maintaining of architectural
controls and the facilitating of due process procedures when required.
• Interacting with the community association’s municipality through contact with elected officials and municipal employees.
• Aiding in the development of a municipal services agreement and monitoring the services provide and/or the annual
reimbursement calculations.
• Responding to community emergencies and crises.

Financial Management
• Understanding, interpreting, and utilizing the association’s financial statement in aiding to run a sound fiscal community
operation.
• Preparing the Association’s operating budget.
• Interacting and interfacing with the management firm’s accounting group to help assure optimum performance in all
accounting functions.
• Reviewing, understanding, and ultimately approving contractor’s, vendor’s and professional’s invoices and billing
statements.
• Understanding, monitoring, and administering to the association’s replacement reserve study and its requirements for
scheduled major project work.

Administrative Management
• Communicating effectively both verbally and in writing, with the community Board of Trustees, committee members,
residents, contractors, vendors, and professionals.
• Preparing a concise and informative management report detailing all association activities for the period prior to a
meeting of the board of trustees.
• Preparing and maintaining a book of all minutes and resolutions of all official meetings of the Board of Directors.
• Running (or assisting the board president in running) the meetings of the board of trustees and the open/annual meetings
of the association.
• Maintaining a complete and organized file of the association’s administrative and property-related records
• Responding quickly and effectively (usually within two business days) to all reasonable inquires, either by phone, email,
or personal meeting.
• Insurance
–Understanding the limits and scope of the Association’s respective insurance coverages.
–Filing and facilitating association insurance claims.
–Assuring that all contractors and vendors servicing the community possess adequate insurance coverage.


Required 
Skills
